Working with us

Do you handle design and permits, or just construction?
Both. Drawings, engineering and the permit application run under the same contract as the build. You are not hiring a designer, then an engineer, then a contractor and coordinating the three yourself.
Do you use subcontractors?
Our own crew covers the core trades, framing, electrical, HVAC, roofing, insulation and finish carpentry. Where a specialty licence is required we bring in a partner, but the contract, the schedule and the responsibility stay with us.
How long will my project take?
It depends on scope, jurisdiction and how quickly plan check moves, and any contractor who gives you a firm number before seeing the property is guessing. We give you a schedule with your proposal, once we know what we are working with.
What does a quote cost?
Nothing. We visit the property, talk through what you want and put together a written scope and price.
Which areas do you serve?
We work across Los Angeles, Orange, Ventura, San Bernardino, Riverside, San Diego and Santa Barbara counties from our North Hollywood base. Travel time affects scheduling on the outer edges of that range, and we will tell you honestly if a project is too far to service well.
Can you work on a fire-damaged property?
Yes, and we work in a number of high fire-hazard areas across Southern California. If you would rather sell than rebuild, we can refer you to a partner who buys damaged properties, see our fire-damaged property page.
Do you provide a written scope before work starts?
Always. The proposal lists what is included, what is excluded, the materials allowance and the payment schedule. Nothing starts on a handshake.
Who pulls the permit?
We do, as the licensed contractor of record. You are not filing anything with the city yourself.
What happens if something unexpected turns up mid-project?
Older homes hide things, undersized panels, failed framing, non-permitted prior work. When we find something, work stops on that item, we show you what we found and price the fix as a written change order before continuing.
