Ledger attachment, footings, joist sizing and guardrail loads are engineered items, and ledger failure is the classic catastrophic deck defect. California's inspection regime for elevated elements on multi-family buildings exists precisely because of it. We build to that standard on every deck, single-family included.

Shade structures carry real loads

A patio cover takes wind load, sometimes carries electrical and fans, and attaches to your house at a connection that has to be flashed correctly or it becomes a leak. Permitted, footed and engineered, then it lasts decades.

Material choice is a maintenance decision

Wood is beautiful and wants refinishing on a schedule; composite costs more up front and asks almost nothing after. In full sun inland, surface temperature and UV stability matter as much as looks. We will tell you honestly how each option ages here, not in the brochure's climate.

Decks & Patios, what to expect

Do you provide a written scope before work starts?
Always. The proposal lists what is included, what is excluded, the materials allowance and the payment schedule. Nothing starts on a handshake.
Who pulls the permit?
We do, as the licensed contractor of record. You are not filing anything with the city yourself.
What happens if something unexpected turns up mid-project?
Older homes hide things, undersized panels, failed framing, non-permitted prior work. When we find something, work stops on that item, we show you what we found and price the fix as a written change order before continuing.
