Waterproofing is the job
Shower pans, curbs, niches and wall-floor transitions are where failures start. Done to standard, proper membrane, correct slope, sealed penetrations, a shower lasts decades. Done fast, it leaks into the subfloor and you find out through the ceiling below.
Older homes hide surprises behind the wall
Cast-iron waste lines, galvanised supply and previous non-permitted work turn up regularly in pre-1970 bathrooms. We open the wall, show you what is there, and price the fix as a written change order rather than burying it.
Ventilation and moisture
An exhaust fan ducted into the attic moves the moisture problem; it does not solve it. Correct ducting and fan sizing prevent the mould and drywall damage that otherwise appears within a few years.

- Do you provide a written scope before work starts?
- Always. The proposal lists what is included, what is excluded, the materials allowance and the payment schedule. Nothing starts on a handshake.
- Who pulls the permit?
- We do, as the licensed contractor of record. You are not filing anything with the city yourself.
- What happens if something unexpected turns up mid-project?
- Older homes hide things, undersized panels, failed framing, non-permitted prior work. When we find something, work stops on that item, we show you what we found and price the fix as a written change order before continuing.
