Tenant improvements delivered on lease timelines
Design-build Tenant Improvements for property owners across Southern California, handled by one in-house team from drawings to final inspection.
Tenant Improvements, in short
A tenant improvement is a construction project with a rent commencement date attached. Every decision, scope, sequence, submittals, inspections, is really a schedule decision wearing a different name.
Landlord work letter versus tenant reality
The gap between what the work letter promises and what the space needs is where TI budgets go wrong. We walk the space against the letter before pricing, so the allowance conversation happens at signing, not as a change-order fight in month two.
Plan check is the long pole
On most TIs the construction is quicker than the approval. We build the permit path into the schedule from day one, handle plan-check corrections ourselves, and where the jurisdiction offers an express or self-certification lane we use it.
Occupied buildings have rules
Noise windows, freight elevator bookings, corridor protection, after-hours tie-ins to building systems. Building management will enforce all of it, so we plan for all of it, the alternative is discovering the rules one stop-work notice at a time.

Common questions
Tenant Improvements, what to expect
- Do you provide a written scope before work starts?
- Always. The proposal lists what is included, what is excluded, the materials allowance and the payment schedule. Nothing starts on a handshake.
- Who pulls the permit?
- We do, as the licensed contractor of record. You are not filing anything with the city yourself.
- What happens if something unexpected turns up mid-project?
- Older homes hide things, undersized panels, failed framing, non-permitted prior work. When we find something, work stops on that item, we show you what we found and price the fix as a written change order before continuing.
