At this scale the permit generally requires bringing the whole house current: seismic anchoring, egress windows in bedrooms, smoke and CO detection throughout, Title 24 compliance. Budget for it from the start rather than discovering it at inspection.

Structure, then rough systems, then inspection, then insulation and drywall, then finishes. Trades that arrive out of order create rework. A single contractor controlling the sequence is most of the value of design-build at this scale.

- Do you provide a written scope before work starts?
- Always. The proposal lists what is included, what is excluded, the materials allowance and the payment schedule. Nothing starts on a handshake.
- Who pulls the permit?
- We do, as the licensed contractor of record. You are not filing anything with the city yourself.
- What happens if something unexpected turns up mid-project?
- Older homes hide things, undersized panels, failed framing, non-permitted prior work. When we find something, work stops on that item, we show you what we found and price the fix as a written change order before continuing.
