Most kitchen budgets are decided by one question: are you keeping the layout or moving it. Everything else is specification.

Moving plumbing and gas is where cost jumps

Refacing in place is a finish project. Relocating a sink, moving a range, or opening a wall to the dining room turns it into a structural, plumbing and electrical project with permits and inspections. Both are valid, but they are different projects and should be priced as such.

Older homes need the panel checked first

A modern kitchen wants dedicated circuits, GFCI protection, an induction range or a large oven. Pre-1970 homes frequently lack the service capacity, and finding out during rough-in is expensive. We check the panel before we specify appliances.

Ventilation is not optional

A recirculating range hood is not ventilation. Ducting to the exterior matters for air quality and grease, and in a two-story home the duct path is a real design constraint solved on paper first.

Do you provide a written scope before work starts?
Always. The proposal lists what is included, what is excluded, the materials allowance and the payment schedule. Nothing starts on a handshake.
Who pulls the permit?
We do, as the licensed contractor of record. You are not filing anything with the city yourself.
What happens if something unexpected turns up mid-project?
Older homes hide things, undersized panels, failed framing, non-permitted prior work. When we find something, work stops on that item, we show you what we found and price the fix as a written change order before continuing.
