Finish trades are where a project is judged, because they are the only part anyone sees. They are also where a rushed schedule shows first, flatness, reveals, transitions and paint-readiness do not forgive shortcuts.
Substrate decides the floor
Hardwood, LVP and tile all live or die on what is underneath: flatness, moisture, and the transitions between rooms. We test and correct the substrate before material goes down, because the alternative is a floor that telegraphs every defect and a warranty argument nobody wins.
Drywall quality is a lighting decision
A wall that looks fine at noon can look terrible under evening raking light. Finish level should match how the space is actually lit, Level 5 where light washes the wall, standard elsewhere. Specifying it up front costs a line item; discovering it after paint costs a refinish.
These trades sequence everything else
Framing sets the geometry, drywall closes the walls, flooring goes in against the finish schedule. When one contractor owns all three, the punch list at the end is short, most items on a typical punch list are handoff failures between separate finish trades.

- Do you provide a written scope before work starts?
- Always. The proposal lists what is included, what is excluded, the materials allowance and the payment schedule. Nothing starts on a handshake.
- Who pulls the permit?
- We do, as the licensed contractor of record. You are not filing anything with the city yourself.
- What happens if something unexpected turns up mid-project?
- Older homes hide things, undersized panels, failed framing, non-permitted prior work. When we find something, work stops on that item, we show you what we found and price the fix as a written change order before continuing.
