Rebuilding after a fire is two projects wearing one name: the reconstruction everyone can see, and the scope discovery underneath it. Fire damage always reaches further than the burn line.
The scope is bigger than the visible damage
Smoke penetrates framing, insulation and ducting far beyond the burn area. Heat damages plumbing, wiring and structural members that look intact. A rebuild scoped off photographs will be wrong, and wrong in the expensive direction. We walk the property, open what needs opening, and put the real scope in writing before anyone talks numbers.
A rebuild triggers current code
The house you rebuild must meet today's code, not the code it was built under. In an elevated fire-hazard severity zone that means Chapter 7A throughout: ignition-resistant assemblies, ember-resistant venting, tempered glazing, a Class A roof assembly and defensible-space compliance. These are permit conditions rather than upgrades, and they are the reason a rebuild estimate from outside the fire zone is usually wrong.
What we will not tell you
What your insurance claim will pay, how long your carrier will take, or what your property is worth. Those belong to your adjuster and your own advisers, and any contractor answering them confidently is guessing with your money. What we provide is the thing those conversations need: a defensible written scope of what reconstruction actually involves.
If rebuilding is not the right answer
Sometimes, after walking a property, the honest conclusion is that selling makes more sense than rebuilding. We are a construction company, we benefit when you rebuild, which is exactly why we will say so when it is true. If that is where you land, we can point you in the right direction.

- Do you provide a written scope before work starts?
- Always. The proposal lists what is included, what is excluded, the materials allowance and the payment schedule. Nothing starts on a handshake.
- Who pulls the permit?
- We do, as the licensed contractor of record. You are not filing anything with the city yourself.
- What happens if something unexpected turns up mid-project?
- Older homes hide things, undersized panels, failed framing, non-permitted prior work. When we find something, work stops on that item, we show you what we found and price the fix as a written change order before continuing.
