Windows are the weakest thermal point in most walls, and installation quality outweighs product tier: a mid-range window flashed and sealed correctly outperforms a premium one installed badly.
Retrofit or full-frame
Retrofit inserts fit inside the existing frame, faster, cheaper, and they cost some glass area. Full-frame replacement goes back to the rough opening and lets us inspect and correct the flashing, which in older stucco homes is frequently where the water has been getting in. The condition of what is there decides which is right.
Specify by orientation
West-facing glass takes the worst of the afternoon sun and earns a low solar-gain coating. North-facing glass barely needs it. One product for the whole house is simpler for the installer and rarely right for the owner.

Enlarging openings, adding sliders, replacing a window wall, inside a remodel or addition these are framing and header changes with engineering behind them, not a swap. That is why windows sit in our specialty trades rather than as a drop-in product.

Windows & Doors, what to expect
- Do you provide a written scope before work starts?
- Always. The proposal lists what is included, what is excluded, the materials allowance and the payment schedule. Nothing starts on a handshake.
- Who pulls the permit?
- We do, as the licensed contractor of record. You are not filing anything with the city yourself.
- What happens if something unexpected turns up mid-project?
- Older homes hide things, undersized panels, failed framing, non-permitted prior work. When we find something, work stops on that item, we show you what we found and price the fix as a written change order before continuing.
