Ground-up construction is the longest-horizon work we do and the least forgiving of a vague scope. Before a foundation goes in, the lot has to be understood: soil, slope, setbacks, utility runs and what the jurisdiction will actually approve.

The lot decides the budget before the house does

Two identical floor plans on two different lots can differ enormously in cost. Slope drives foundation type. Expansive soil drives engineering. A lot without a sewer lateral needs one. We front-load that investigation so the number you get reflects the property you own, not a generic square-foot rate.

One contract from drawings to final inspection

Architectural drawings, structural engineering, Title 24 compliance, the permit application, construction and final sign-off run under one agreement. When plan check comes back with corrections (and it does), the revisions are ours to handle.

Building in high fire-hazard areas

A significant share of the buildable land we work on sits in an elevated fire-hazard severity zone. That triggers Chapter 7A: ignition-resistant exterior assemblies, ember-resistant vents, tempered glazing, Class A roof assemblies and defensible space. It is not optional and not a line item to value-engineer away.
