Office and retail renovation, occupied or vacant
Design-build Office & Retail Renovation for property owners across Southern California, handled by one in-house team from drawings to final inspection.
Office & Retail Renovation, in short
Renovating a space that is earning rent is a different sport from renovating an empty one. The construction is similar; the sequencing, protection and communication are not.
Phasing keeps the business open
Half the floor operates while the other half is rebuilt; the store trades while the back of house is gutted. Phased renovation costs more per square foot and almost always costs less in total, because the alternative is closing. We price both so the owner decides with real numbers.
Repositioning is renovation with a thesis
A tired office floor or dated retail frontage rents below its market. Renovation that targets what tenants and customers actually respond to, entries, lighting, storefronts, common areas, is a leasing strategy executed in drywall and glass. The scope should come from the broker's feedback, not from a catalogue.
The systems above the ceiling decide the surprise budget
The grid comes down and thirty years of improvisation looks back at you. We inspect above the ceiling before pricing, not after demolition, it is the single best predictor of whether a renovation budget holds.

Common questions
Office & Retail Renovation, what to expect
- Do you provide a written scope before work starts?
- Always. The proposal lists what is included, what is excluded, the materials allowance and the payment schedule. Nothing starts on a handshake.
- Who pulls the permit?
- We do, as the licensed contractor of record. You are not filing anything with the city yourself.
- What happens if something unexpected turns up mid-project?
- Older homes hide things, undersized panels, failed framing, non-permitted prior work. When we find something, work stops on that item, we show you what we found and price the fix as a written change order before continuing.
