Stucco, siding and exterior envelope work

Stucco is Southern California's default skin, and most of what goes wrong with it is water finding a path at the joints, around windows, at the roofline, at the foundation weep screed. The surface crack is usually the symptom, not the problem.

Match is the hard part

Patching stucco is easy; making the patch invisible is craft. Texture, aggregate and finish coat all have to match the existing wall, and on older homes that texture may not have been standard for decades. We sample and match before committing to a repair everyone will stare at for years.

Additions have to read as original

Where an addition meets the existing structure, the stucco transition is what makes the project look built-with-the-house or bolted-on. Lath continuity, control joints and texture blending across the joint are specification items, not things left to whoever holds the hawk that day.

The envelope is a system

Stucco, flashing, weep screed, building paper and the openings all work together or fail together. When we open an exterior wall inside a remodel, the waterproofing details get corrected to current standard, closing a wall over a known defect is how contractors end up back on site in three winters.
