Involving the contractor before the lease is signed is the cheapest decision in the whole project.

Older commercial stock hides non-permitted work, undersized structure and dead systems behind every wall. When demolition finds something, work stops on that item, we document it, and you get a written change order before it proceeds. On commercial schedules, surprise invoices at closeout are how relationships end.

- Do you provide a written scope before work starts?
- Always. The proposal lists what is included, what is excluded, the materials allowance and the payment schedule. Nothing starts on a handshake.
- Who pulls the permit?
- We do, as the licensed contractor of record. You are not filing anything with the city yourself.
- What happens if something unexpected turns up mid-project?
- Older homes hide things, undersized panels, failed framing, non-permitted prior work. When we find something, work stops on that item, we show you what we found and price the fix as a written change order before continuing.
