Load-bearing changes are engineering first
Opening a wall between kitchen and living room is the most requested structural change in the region. Done properly it is an engineered beam, a load path to the foundation, and an inspection. Done casually it is a sagging ceiling three years later. The engineering fee is the cheapest part of the job.
Seismic retrofit is deferred until it is urgent
Cripple-wall bracing, foundation bolting, soft-story strengthening, the work is well understood and unglamorous, and several jurisdictions now mandate it for specific building types. Retrofitting on your schedule beats retrofitting on the city's deadline, and both beat the third option.
Foundations tell the truth about a building
Cracking patterns, settlement, spalling, moisture, a foundation assessment separates cosmetic from structural, and the distinction is worth real money in both directions. We put the findings in writing either way, including when the honest answer is that nothing needs doing.

Structural Work, what to expect
- Do you provide a written scope before work starts?
- Always. The proposal lists what is included, what is excluded, the materials allowance and the payment schedule. Nothing starts on a handshake.
- Who pulls the permit?
- We do, as the licensed contractor of record. You are not filing anything with the city yourself.
- What happens if something unexpected turns up mid-project?
- Older homes hide things, undersized panels, failed framing, non-permitted prior work. When we find something, work stops on that item, we show you what we found and price the fix as a written change order before continuing.
