Commercial partnerships
Commercial and industrial construction and renovation
Commercial construction fails on coordination far more often than on craft. The trades are available; what is scarce is somebody sequencing them so the building is usable on the date you told your tenant it would be.
Who this is for
Owners and operators of retail, office, warehouse, distribution and light industrial property.
What you are actually judged on
- Space sitting empty while a build-out runs long
- Structural findings that surface after demolition
- Change orders arriving at the worst point in the schedule
- Code upgrades triggered by a change of use
- Coordinating trades yourself because nobody else will own it
What we handle
- Ground-up commercial construction
- Structural work, foundations and seismic retrofit
- Change-of-use conversions and code upgrade work
- Office, retail and warehouse renovation
- Phased construction on operating facilities
- Full permit and inspection management
Why work with us
- CoordinationOne builder owning the sequence, not a list of trades
- Structural depthFoundations, retrofit and load-path work in house

Straight answers
What you are going to ask anyway
- Can you keep the facility operating during construction?
- Usually, with phasing. It costs more and takes longer than shutting down, and for most operating facilities that trade is still worth making. We will price both.
- How do you handle unknowns behind the walls?
- Older commercial stock hides non-permitted work, undersized structure and dead systems. We stop, document, and price it as a written change order before continuing.
- Do you handle change of use?
- Yes, and it is worth involving us early. A change of use can trigger accessibility, egress, fire and structural upgrades that reshape the budget before design is finished.
- What size projects do you take?
- Ask with the project in front of you. We would rather decline than learn on your building, that failure mode costs you far more than a no.
