Construction and renovation for HOAs and multi-family properties

Multi-family construction has to survive a board meeting, a reserve study and a group of owners with very different appetites for spending. The construction is the easy half.

Who this is for

HOA boards, community managers, apartment owners and condominium associations.

What you are actually judged on

  • Reserve studies that under-forecast structural and envelope work
  • Balcony and deck inspection requirements with hard deadlines
  • Special assessments that are politically expensive
  • Work that has to happen around residents who live there
  • Bids nobody scoped the same way, so the board cannot compare them

What we handle

  • Balcony, deck and elevated element repair and replacement
  • Structural repair and seismic retrofit
  • Common-area, lobby and corridor renovation
  • Unit turnovers and interior renovation at volume
  • Stucco, siding and exterior envelope work
  • Phased programmes that fit a reserve schedule

Why work with us

  • Comparable bidsScoped and itemised for board evaluation
  • PhaseableStructured around reserves, not our invoicing
  • LicensedCSLB #1056740

Straight answers

What you are going to ask anyway

Can you give the board a comparable bid?
Yes, scoped and itemised, with exclusions written down, so the board is comparing the same work rather than three different assumptions.
Do you handle balcony inspection compliance work?
Yes. Where an inspection has identified elevated-element repairs we can scope and perform the remediation, and document it for the association record.
How disruptive is this for residents?
Planned in phases with notice, building by building. Residents get a window and we hold to it, that is most of what determines whether a board renews with you.
Will you present to the board?
Yes. Questions get answered better in the room than through a proposal read in your absence.
